How long does commercial cladding spraying last?

What determines the service life of a commercial cladding coating, from preparation and product choice to exposure and maintenance.

There is no honest one-number answer

The service life of a recoated commercial building depends on the substrate, condition of the original coating, preparation standard, compatible primer and finish system, applied film build, local exposure and ongoing maintenance. A responsible contractor should assess these factors before suggesting an expected lifespan or product warranty.

Preparation protects adhesion

Traffic film, grease, salts, chalking, loose plastisol and corrosion can prevent a new coating bonding correctly. Cleaning, removing failed material, feathering sound edges, treating corrosion and priming exposed areas where required are essential parts of a durable refurbishment.

  • Clean and degrease the substrate
  • Remove loose or poorly bonded coatings
  • Prepare corrosion and bare metal correctly
  • Use compatible primers where specified
  • Respect product mixing, film-build and recoat requirements

Exposure and colour matter

Sunlight, rain, coastal salts, industrial contamination, standing water and repeated physical contact can all affect coating performance. Exterior products should be selected for the environment and required colour retention. Dark or strongly contrasting colour changes can also influence the specification and application plan.

Maintenance extends useful life

Periodic cleaning and inspection help identify blocked gutters, damaged edges, impact marks or local coating defects before they spread. Prompt local maintenance is normally more economical than allowing moisture and corrosion to develop beneath a wider area.

What to ask for in a quotation

Ask what preparation, repairs, primer, finish coats and inspection stages are included. The answer is more useful than a lifespan claim made without seeing the building. Apex bases its quotation on the actual surfaces and condition so the proposed system can be explained clearly.

Workmanship cover and manufacturer warranties are different

Apex states a 10-year workmanship guarantee. A manufacturer’s coating warranty, where available for the specified project, has its own eligibility, preparation, application and maintenance conditions. Ask what each guarantee covers, what it excludes and which records are provided at handover.

Neither guarantee should be treated as an inspection-free service life. Damage, failed adjoining details and neglected drainage still need attention. A useful maintenance plan identifies what to inspect and when to contact the contractor about a defect.
