What should be checked before recoating a commercial roof and how cleaning, repairs and a compatible system work together.

Start with the roof condition
A roof coating should not be treated as a substitute for necessary repairs. The sheets, fixings, laps, gutters, previous coatings, corrosion and water-entry points need to be assessed first.
Cleaning and local repairs
Organic growth, dirt and loose material are removed using suitable methods. Corroded edges, fixings and isolated damaged areas are prepared and treated in accordance with the chosen refurbishment system.
Selecting a coating system
The correct system depends on the roof substrate, existing finish, exposure, required performance and manufacturer guidance. Adhesion checks or trial areas may be appropriate before full application.
- Confirm compatibility with the existing substrate
- Follow minimum and maximum recoat windows
- Apply the specified coverage and film build
- Plan safe access and weather conditions
Inspection and ongoing care
Completed work is inspected around edges, overlaps, penetrations and repaired areas. Periodic maintenance helps preserve drainage and identify local defects before they become wider problems.
A real metal roof restoration: the bowling green clubhouse
Apex restored the bowling green clubhouse roof in Bristol using Alltimes Coatings Advantage® 20 for Metal Roofs. The project record describes cleaning, repairs where required and local priming before spray application of the protective finish in standard grey.
That specified system carries a 20-year manufacturer’s warranty, subject to its terms. This applies to the recorded project and system; it is not a promise that every roof or coating receives the same warranty. Manufacturer warranty requirements and Apex workmanship cover should be explained separately in the quotation.
Roof refurbishment needs more than a colour decision
Discuss the roof material, existing coating, water-entry history, previous repairs and whether rooflights or fragile areas are present. Access, edge protection, protection of the occupied building and weather allowances affect the working method and programme.
Photographs cannot confirm every roof defect. A closer assessment may identify repairs that must precede coating. Where a roof is unsuitable for refurbishment, coating should not be offered as a substitute for necessary repair or replacement.
What to provide for an initial roof enquiry
Send the site address, approximate roof dimensions, available drawings and ground-level or existing inspection photographs. Explain any leaks, previous treatments and operating restrictions. Apex can then discuss the information and site assessment needed before confirming a suitable scope.
